CREIf you’re a Foreign Investor either currently owning or looking to purchase commercial property in the U.S. you are most likely aware by now that it is rather difficult to find a viable financing source.

This does not mean however that there are no financing institutions offering a program to individuals or groups from other countries.  It simply means there are only a few of them at this time.  We know where to go and how to prepare a loan package to secure a viable mortgage loan for our foreign clients. We have the experience and have closed several transactions during recent months.

Note:  These programs are also available to out of state borrowers and/or entities.

Multifamily and Apartments (5 units and up), Office, Retail, Industrial, Self-Storage, and certain Mixed-Use. Exceptions are made based on a case-by-case.

Conventional Program

  • Loan Amount: $1-10 million
  • Location: Major US Markets
  • Uses: Purchase, refinance, and unrestricted cash-out
  • LTV: up to 70%
  • Terms: 5/25 – 30/30
  • Rate: 5.5% – 7%
  • Non-recourse: Yes
  • PPP: YM, Step down, or Flat PPP

Bridge Program

  • Loan Amount: $1-10 million
  • Uses: Renovation or purchase of distressed/under-performing properties
  • LTV: up to 80% LTC / 65% of future value
  • Terms: Up to 3 years
  • Rate: 5.5 – 9.5% I/O
  • Non-recourse: Yes
  • Exit fee: 1% but waived if borrower stays with lender for the take-out financing

Non-recourse lending comes with certain requirements, and those are:

  • Experience owning properties related to the subject property in the U.S.
  • Experience/knowledge in the subject market
  • Financial strength (liquid and assets)
  • Relationships with experienced property management entities (if applicable)

Small Balance Private Money Program

  • Ideal for Entry-Level Investors with financial strength
  • Loan amount: $350K – $1 million
  • Uses: Purchase or Refinance
  • Location: Major U.S. metropolitan areas
  • Properties: Stabilized Multifamily 5 units +
  • LTV: Up to 65%
  • Terms: 9% – 12% I.O. 1-3 years
  • Reserves required: case by case
