For real estate investors and small business owners with a minimum 700 credit score the Small Balance Commercial program may be the ideal financing tool.  Please note that this program is NOT geared for financing distressed properties that are vacant or have a low occupancy level.  Contact me for more details.

Some of the highlights of this program are:

  •   Max. $500,000 for properties valued up to $3 million
  •   Purchase, Refinance, or Line of Credit transactions
  •   Investor or Owner-Occupied properties
  •   Fixed or Floating Rates with currently low rates
  •   Prepayment Penalty fees apply – typically in the first 3 years
  •   LTV (Loan to Value) up to 75%

    I was referred to you by Jason Resnick who currently does business with you. I believe he has a property off of 13th in NY. He said you’d be the person to talk to regarding a commercial loan.

    I have a building in Fort Lauderdale with a public tenant occupying the building until 2019. The building is currently financed by Wells Fargo for 3MM and the last appraisal in 2010 was for 7MM. We want to refi/get cash out.

    Additionally, a similarly value/mortgage property in Texas. Hopeful for refi with cash out, excellent credit. Strong DSR.

    I’m looking for a bank to refi both properties in one sitting. We are not interested in doing two seperate transactions. If your institution can assist in both properties and you can advise on possible LTV’s considering the cash out stipulation I can provide a full package and put you in direct contact with the client.

  4. Brian, I am sorry but I have no blanket commercial loan programs. To be honest, I think you’d be wasting time looking for a lender that would cover 2 properties in two different states under one loan. If you change your mind and wish to assess those refi’s as two different loans I would be happy to assist you. If not, I wish you luck with your endeavors. Carmen
